Arista is inspired from the grandeur of their built, the illustration of their visual opulence & the uniqueness of their individuality. One of the main features of Arista is its lavish living space with a floor to ceiling height of 11 feet. Complemented with an exclusive foyer, luxury living is being taken to a whole new level. The sprawling sun deck in every home at Arista makes for an impressive assertion of its grandeur. Spacious bedrooms with elegant flooring & veneer finished doors, sum up the look of the bedroom. First impression says it all. The grand lobby space is a magnificent treat to the eyes. Concept When “Arista “was conceptualised, the thought was to revive the colonial architecture which prevailed in Mumbai city. The scale of architecture was also well proportioned that is why people find classical architecture very inviting. Back in the days when the British designed the buildings, they had to hand draw every detail and drawing. The details proposed were such that it was easily understood by artisans, contractors and stone craftsmen who executed the works at each project. Design Ideology Designs proposed by architects have always broken barriers and taken challenges in the positive note. Only because of that the scale of the projects did not matter. This attitude of we “Humans” to break barriers and overcoming our own inhibitions has limitless approach to architecture.Vinay Patil Architects too with the same attitude started envisioning “Arista “as the Re-Birth of Classical Architecture. Early on due to structural limitations, load bearing buildings built with stones had heavier base in lower floors and they became lighter in weight and design to achieve higher heights. They took the same logic to the design approach. So, Arista which is an 18-storey building is heavier at the lower levels and as you go higher you have lighter elements.After lot of research on Greek and Roman Architecture which was a premise to the fundamental foundation of Architecture. They liked their styles which was shear simplicity of form followed by function. They loved the way the buildings in those days were conceptualised and later transformed to reality. They still stand tall even after 1000 years and beyond.In “Arista “Each design element is in RCC and all the details are cast at site. It had an exclusive design elements package and details drawings issued separately just to make sure that all the element is executed as per the design proposal. All the formwork for this building as well as shuttering is customized in steel. Steel formwork makes the finishing of all these RCC elements come out well. RCC will help the building age better and for longer.All the cornices, chajja mouldings, column details, steel railing details etc were detailed individually. Due to limitations of skilled labour today it took us time to find and finalise the right vendor for specific works. Even Façade lighting in this building was approached differently. They have released a separate package just for façade lighting so that all the elements which we have proposed are highlighted during the night. Some elements which cannot be executed thru RCC will be made with Glass Reinforced Concrete (G.R.C) which is a lighter element which will be used in some parts of the buildings. The angel Statue at the podium level will be made of Fibre Reinforced Plastic (F.R.P) which is light in weight, weatherproof and durable.Today the building is more than 50 per cent complete and the team. It is shaping up exactly as how it was conceived. They just want to add here that design should never be restrictive to fear of execution. All can be achieved we only need to know “The How “of its application and once we are clear with the design foundation nothing is difficult to achieve. Quoteshoot: “When we met the directors of Tridhaatu they said only one thing “We want classical designed building”. My Firm did a lot of research of Italian Architecture and its elements. We wanted a similar vocabulary for design and thought of various elements which would complete the project. Many elements were shortlisted. The building is divided into two parts. First part is lobby and parking and the second was the residential tower. There was a transfer floor of 1.5 meters which was a transition floor which we detailed it out with the architecture elements. We went with heavier elements at the bottom and the building got lighter at the upper floor. It was like how it was designed in Italian Load Bearing projects. After looking at the site no other briefing was required. The location has a blend of Heritage buildings , modern buildings which are moslty residential zone. Many a times location plays an integral part of our vision for a tower. Since the site was very close to Arabian Sea, having sea view for each flat was thought of. Since the plot is compact and has roads on all 3 sides of the plot, commercial on the ground floor was proposed . There are luxury car showrooms and jewellery shops close to this building which was taken as a tool to propose for a commercial. Initial Thought Process While planning since the plot is 1000 sq. mts. It was challenging to fit all the brief into one project. Concept wise as a team Vinay Patil Architects thought of a single flat per floor. The initial sketches have the elevators opening to the flat directly. Since this is a building which is above 70 Mts its categorised as a High- Rise Building.The requirement of staircase and elevators increases drastically. With planning the typical there are 2 more constraints. Firstly, is adding a ramp parking for the residences and secondly having an independent parking and access to commercial within the same project. It took a lot of time to amalgamate all the features in the very same project. All this planning of commercial one level and car park for 7 floors helped push the residential flats to this higher floor. Most of the buildings in the surrounding area are just 5-7 floors. This gave an unobstructed view of the Arabian sea and the Queens necklace to each apartment. Using Steel The advantage of using steel is incredible in any project today. Time is an important factor for any project. Steel helps the structure span longer distance with few columns, this makes the structure light thus reducing the deal load of the building.Today even formwork of the structure is made of steel and aluminium. This helps in casting a slab in 9 days which earlier used to take 21-30 days. We architects find steel good in giving strength, beauty, and design freedom. Its fast, efficient, and resourceful. It is fire resistant and can be recyclable. Steel also helps in making the building earthquake resistant. Architecture Features Planning of this building was to propose lot of French windows which allowed more interaction of the resident to the outside. Concept was more of a contemporary design building which had cleaning lines not too heavy to the eye. Using Full height windows allows more natural light into each residence. Since there is a recreational floor after the parking levels, inculcating landscape in this floor allowed increasing the green fabric within the building. The idea was to re-use, re-collect water and light. This allowed reducing carbon footprint of the project. Geometrics Since the project was a small plot the parking levels took the shape of the plot as it allowed to fit more carparks within a floor plate. But the residential tower we wanted it to look taller, more vertical. If you see the proposed tower the elements used in the car park grill has a more vertical screen which helps mare the building, look taller. Using the right colours helps us achieve the concept. Proposing a triplex Sky Villa at the top for aspiring industrialist who are in constant look for such residences. To increase the green cover, addition of planters to the screen covering the car park was done. The realisation was that keeping the details simple helps execute the project better. Keeping all the details functional is very important for us so each element proposed is thoroughly thought thru. Software used for designing and detailing There are 3 stages in every design a project goes through. First the drawings are made in AutoCAD which closes all the 2-dimensional aspects of a project. Later to make a test fit in 3 dimension is done. Sketch Up 3D software is used. It gives first cut analysis of the project. There are series of alterations and modification which this project went through. Adding a roof terrace program for the members of the tower. The roof top terrace has lots of plants. Since there will be lot of wind specific plants only can be proposed. The architect added to their team various consultants who helped them gather and compile a comprehensive network of Services, Structure, Vertical Travel, Landscape, Parking, Façade Lighting, Glazing, Window Consultant etc. Project Experience & Timelines This project is a dream come true for any architect. To start with blessed with a great client. Having a client who supports an architect and completely trusting them with their approach is very rare. This helped the team explore various options. The project was therefore more resolved. Keeping a concept idea as pure as possible is not easy to plan today. It was a proud feeling to achieve all that was discussed in the preliminary stage. There was a sense of accomplishment in the design. A typical design is what was strived for and what can be stated that this design is not very common.The Project has received its IOD approval. The plan is to start work post November 2021. The client is targeting to completing this project, if possible, in 36 Months. It’s a herculean task not easy to achieve but they shall strive for. Also technology and building techtonics plays an important role in this development. Do you think the fall building trend is going to be widespread in India. What is Its level of acceptance among urban residents across the country. Large Metro’s who deal with day to day affairs of travel thru elevators/travellators will definitely have an open mind set for fall buildings. Smaller towns and cities will have a much lesser acceptance to the tall building trend. Challenges faced in complying with tall building construction laws. Are India’s existing laws of real estate construction adequate for tall building construction. Tall bulidings have many challenges. The Fire Norms are very different in India than that of abroad. In western countries the fire staircase is pressurized and does not need natural light and ventilation, When as in India a fire stair needs natural light and ventiallation this causing hindrance in planning.Forces of nature which react with buildings. Its gravitational forces at the lower end of the building but there is wind load and wind pressure which acts at buildings at high altitudes. This study and research is missing.The last but not the least is the seismic force which is the most important also has to be addressed with high rise design. Earthquake resistant design is also important for any high rise. Your views on tall buildings’ design as a complete self sufficient unit including residential/commercial and retail mixed use design for its residents. Environment is the need of the hour. We have to design buildings. which are energy efficient, self sustainable buildings. All building’s designed today need to be certified as green buildings by IGBC In India, LEED in USA etc. This ensures saving of natural resources, energy and sustainable architecture, Cohesive living is evolving. A self sufficient unit is a sustainable unit. Tall buildings projects executed/under execution by your company. My firm has designed and Executed 30 storey building in Prabhadevi. It’s a luxury residential building. Completion will be October 2019.Another project is 21 storey 3 residential towers in Vikroli East Mumbai which will house low cost housing units. Launch of project is Sept. 2019 Major challenges faced in executing tall building projects and the most challenging project executed by your company. The challenging part is the technology part to construct a high rise and time taken to complete a project. Earlier conventional frame structure was used as a construction technique, today to save time MiVan technology is used that saves a lot of time to complete a project.ect. Tall building construction technology used in your projects. I have used MiVan Technology which works very well for iCC structures in India and I have used that currently in my projects. I have also used Steel structures while designing in USA. Steel is much faster to execute as a material but needs skilled labour. Cost of steel construction in India is still high that is why composite structure works well in India, The By-Laws need to be updated to today’s requirement and needs. Construction Techniques also need to be evaluated for high rise buildings. There are different Smart building systems featured in your projects. Smart Building systems Used in my projects are as follows: Sewage Treatment Plant-it helps re-cycle water back into the building. Saves water usage. Motion Sensors: All the typical floor lobby have been provided with motion sensors this helps save electricity on every floor. Light get on only when someone enters the typical lobby of every floor and automatically shuts with no motion. Water Saving Plumbing Fittings: There are plumbing fittings like flushing tanks which use less water per flush. This indirectly reduces usage of water. Rain Water Harvesting: Charging pits are planning around buildings which help store rain water. Garbage: Wet Garbage is treated and the manure is used for plants etc within the complex. Automation System: Automation systern is used in projects which can be controlled thru cell phones. Biometric Locks were proposed into Private elevators which open directly into each floor. Vertical Landscape – Have proposed vertical Landscape in the high rise. Future trends in tall building space in India The façade of a building is seen differently today. An architect like me would suggest a intelligent façade which also breathes fresh oxygen into the atmosphere. Building needs to have Low Energy emmissions.
