Located on a prominent Mumbai road, this high-rise residential tower maximizes Arabian Sea views. The 1000 sq m plot, surrounded by heritage and modern buildings, inspired a design that blends with the context. Luxury car showrooms and jewelry shops nearby influenced the ground floor commercial space.

The challenge was to fit all requirements, including parking, into the compact plot. The concept evolved to a single flat per floor, with direct elevator access. Seven floors of ramp parking for residents and separate commercial parking allowed the residential units to be elevated, offering unobstructed sea and Queen’s Necklace views.

Steel construction enables longer spans, fewer columns, and lighter structure, reducing dead load. Steel formwork allows for faster slab casting (7-9 days vs. 21-30). Steel enhances strength, beauty, design freedom, fire resistance, recyclability, and earthquake resistance.

Contemporary design features clean lines and French windows maximizing natural light. A recreational floor above parking incorporates landscaping, promoting green building practices like water and light reuse.

The parking levels follow the plot’s shape, while the residential tower emphasizes verticality. Vertical elements in the parking grill enhance the building’s height. A triplex sky villa caters to high-end clients. Planters on the parking screen increase green cover. Simple, functional details are prioritized.

AutoCAD, SketchUp, and consultant expertise (services, structure, vertical travel, landscape, parking, facade lighting, glazing, windows) were used. The design evolved through iterations, including a rooftop terrace with wind-resistant plants.

The client’s trust allowed the architects creative freedom. The design features higher floor-to-floor heights and large spans, placing columns at the building’s periphery for flexible interior layouts. Ramp parking, a rarity in Mumbai, was incorporated. The MiVan construction technique, using RCC for the exterior shell, aims to complete each slab in 7-9 days.

IOD approval is secured, with construction planned to start post-November 2021 and targeted for completion by 2024. Vinay Patil emphasizes the importance of client trust and highlights the design’s unique features, including column-less interiors and efficient construction methods.
